Joven is the only brand you can get for storage heater; it involve luck in the lifespan & get the wiring done by an electrician and not the water heater installer as they may not provide you a Mega Kabel 4mm power supply! (this is if you are going for a rain shower) Please take note, if the wiring supply burn out you will need to break the plaster ceiling to create a new supply! A ceiling manhole below the storage heater is a MUST or you will have to break the plaster ceiling when the storage heater needs repair. There is a hefty price to pay for a romantic bathing experience if you know what I mean 😉

White Horse and Super Ceramic for Tiles

Fuse Trip Solution?

Here are the steps to inspect a house for a fuse trip:

  1. Locate the fuse box or circuit breaker panel in your home.
  2. Check the switches or fuses to see if any are in the “off” position or have tripped. (The picture show a perfect position where the switch are facing upwards)
  3. Reset any tripped switches by switching them back to the “on” position or replace any blown fuses with new ones of the same amperage.
  4. Once all switches are in the “on” position, check to see if any switches or fuses trip again.
  5. If any switches or fuses trip repeatedly, unplug all appliances and turn off all lights connected to that circuit.
  6. Turn the switch or replace the fuse again and plug in appliances one by one to determine which one is causing the circuit to trip. (this is why the local Malaysian electrician unwillingly to serve you as this will take a long time and it is hard to make a profit for electrical inspection; especially when the cause of fuse trip is not instantaneous)
  7. Once you have identified the appliance causing the trip, have it repaired or replaced by a qualified electrician. RUMAWIP are using single phase electric; you only need a PW1 Wireman for this type of inspection and if you can’t find one do consider those old Chinese uncle electrician who is usually reliable (not renovation contractor!)
  • Please take note , sometimes it maybe the wiring or ELCB that is spoil but it rarely happens as they are usually more reliable than the appliance. (unless you are using those 1980’s KDK fan lol)

Note: It’s important to exercise caution when inspecting electrical systems and to avoid touching any exposed wires or components. If you’re not comfortable performing these steps yourself, it’s best to hire a licensed electrician to inspect and repair any electrical issues. The real problem is negotiating the right price for these type of work! Fuse trips are extremely rare; yet, they do occur often as a result of cost-cutting renovation work which uses low quality material and low skill worker. (A KDK fan back in the 1990’s can last 80 years & wiring works using Mega Kabel cables last literally forever )

OPR (Overnight Policy Rate) & RUMAWIP

OPR & RUMAWIP

The Overnight Policy Rate (OPR) has a direct impact on a bank’s Base Rate (BR) and Base Lending Rate (BLR) as well as the Standardised Base Rate (SBR), where the BR, BLR and SBR normally drops or raises in parallel to an OPR cut/hike. Whenever the OPR goes up, banks will pass on the increased borrowing cost in the form of a higher interest rate to customers, which in turn raises the amount of your monthly instalment payments. A 0.25% rise in OPR for an RM300,000 RUMAWIP loan with a 30-year term will likely result in an RM42.6 increase in monthly instalment payment. This means that the borrower will have to pay an additional RM15,336 in interest payments over the course of the 30-year period.

Loan duration will rise if the monthly payment amount is maintained. If the former monthly payment amount is kept, the payback time will be extended because of the rise in interest rate. For example, if you had an RM300,000 35-year house loan with a 4% interest rate, your monthly instalment will be RM1328.32. If you opt to retain the monthly instalment amount at RM1328.32, the payback duration of your home loan would rise when the OPR is increased by 0.25% and the bank’s interest rate may increased to 4.35%.

Given the recent several OPR rises, banks are expected to raise their Standardised Base Rate (SBR), Based Lending Rate (BLR), and Base Rate (BR)

The SBR is a new Reference Rate Framework that was introduced by BNM to replace the BR for new retail floating-rate loans in Malaysia, such as house loans and personal loans, commencing 1 August 2022. The SBR is supposed to replace the BR, a reference rate that was launched on 2 January 2015. The BR was designed to replace another reference rate, the BLR. Under the former reference rate regime, each bank is authorised to determine its own BR. This implies that every bank has a distinct BR.

Once the new SBR structure is implemented, all banks will utilise a single rate – the SBR. As the SBR would be the same for each bank, it will be easier for consumers to evaluate the numerous loan packages offered by banks.

Aside from the SBR, BR, and BLR, the spread charged by the bank is as crucial. This spread represents the bank’s profit margin. The spread, as it is known among banks, is always set.
Take BR as an example, by adding the BR with the individual bank’s spread (profit margin), you will get the effective lending rate (ELR). For iexample : 4% (BR) + 1% (Spread) = 5% (Effective Lending Rate)

The Base Rate (BR) replaced the Base Lending Rate on January 2, 2015. (BLR). OPR & Debt Service Ratio (DSR)

Debt Service Ratio must not exceed 60% for My First Home Scheme (100+10% Home Financing).
